The most common complaint STR operators have about their linens isn't thinning or tearing — it's color. White towels go gray after 15–20 washes and guests notice immediately. The culprit is almost never the towel quality. It's three specific laundry mistakes that are completely avoidable.
Mistake #1: Fabric softener
Fabric softener coats terry fibers with a wax-like layer that traps oils, minerals, and particulates from wash water. Over 10–15 cycles, this buildup dulls the white and reduces absorbency by up to 50%. For hotel-grade cotton (long-staple, high twist), softener is particularly damaging because it prevents the fiber from 'breathing' between washes. Use white vinegar in the rinse cycle instead — it softens naturally and removes mineral buildup.
Mistake #2: Residential dryer temperature
Most residential dryers run at 135–145°F. Commercial hospitality dryers run at 160–175°F. The difference matters because lower temperatures don't kill the residual moisture that causes yellowing in storage. Mistake #3: Chlorine bleach on colored grout water
